Peconic Bay Community Housing Fund First Quarter Revenue for 2026 Slightly Lower Than 2025; Total CHF Revenues Reach $88.1 Million
Assemblyman Tommy John Schiavoni (D-Sag Harbor) today reported that total revenues collected through the Peconic Bay Community Housing Fund (CHF) in the four participating East End towns totaled $9,008,234.20 during the first quarter of 2026. During the same period, the Community Preservation Fund (CPF) generated $36,032,972.90 across the five East End towns.
The CHF was established following voter approval in 2022, when four of the five East End towns adopted a 0.5% real estate transfer tax to address local housing needs. The CHF is collected in addition to the existing 2.0% transfer tax that supports the CPF. Participating CHF towns include East Hampton, Shelter Island, Southampton, and Southold.
Since the program's inception in 2023, total CHF revenues have reached $88,133,477.82 as of the end of the first quarter of 2026, with the Town of Southampton realizing $50,849,247.33 on its own.
The CHF programs are created and administered separately within each of the participating towns. The towns can use the CHF to (a) provide financial assistance to first-time home buyers not to exceed 50% of the purchase price; (b) the production of community housing for sale; (c) the production of community housing for rent; (d) rehabilitation of existing buildings for community housing; (e) housing counseling; and (f) the acquisition of real property and existing housing units to result in the production of community housing for sale or rent.
"While first quarter revenues were slightly lower than the same period last year, the Community Housing Fund continues to generate substantial resources to address one of the most pressing challenges facing the East End," said Assemblyman Schiavoni. "The CHF is helping our towns create housing opportunities for working families, young people, seniors, and essential workers who are increasingly being priced out of the communities they serve. Nearly $88.2 million has been generated in just over three years, demonstrating both the strength of this program and the continued commitment of East End residents to preserving vibrant, year-round communities."
